Frequently asked questions
These are the questions sellers, buyers and landlords ask us most often. If yours is not here, call or write to us – we are happy to talk.
Where does Estate Atelier operate?
In Warsaw and its surroundings: the city itself, Piaseczno county and other towns in the Masovian Voivodeship. Our office is in Concept Tower at Grzybowska 87, Warsaw (Wola district, next to the city centre).
Is Estate Atelier the same company as Oskiera Nieruchomości?
Yes. Estate Atelier is the trading name of Oskiera Nieruchomości sp. z o.o., which has been selling and letting property since 2022. The company, team, office address and terms of cooperation are unchanged – only the name and visual identity are new.
How is Estate Atelier different from large agencies?
We are a boutique agency: we handle a limited number of listings, and each one is personally looked after by a single agent from the first conversation to the handover of keys. We know every property, its documents and history, and owners receive regular progress updates.
How does selling a property with Estate Atelier work?
In five steps: 1) analysis of the property, its legal status and documents, plus a recommended asking price; 2) home staging and a professional photo shoot; 3) listing copy and promotion on the main property portals, through partner agencies and our client base, including off-market; 4) viewings and negotiations; 5) coordination of contracts, the notary and the buyer’s bank through to the handover protocol.
What does it cost to work with you?
We agree the fee, the scope of services and the duration of cooperation before signing a contract, so all terms are clear. The fee depends on the type of property and the scope of work, so we present it after the first meeting and viewing. Some of our listings carry no buyer’s fee – these are marked on the website.
Do I have to sign an exclusive agreement?
It is not a condition, but we recommend exclusivity: it lets us put a larger promotion budget behind your property, share the listing with partner agencies through the MLS multiple listing system (we are members of WSPON and PFRN), and keep one consistent price across all portals. You then have a single agent who handles buyers and other agencies on your behalf.
Do you help buyers?
Yes. We take property search mandates: you describe the location, budget and requirements, and we review the market – including listings not published on portals – and work with other agencies. We also help assess legal status and real market value, and negotiate purchase terms.
Can you help with a mortgage?
Yes. We work exclusively with Notus Finanse. On request we put you in touch with their mortgage adviser, who checks your borrowing capacity, compares bank offers and manages the application until the funds are released. The adviser’s help is free of charge for the client.
Do you arrange home staging and photography?
Yes, it is a standard part of our work. We advise on preparing the interiors and organise a professional photo shoot. The scope of home staging is agreed with the owner before work begins. We show a property at its best without misrepresenting its character.
Which languages do you work in?
We speak Polish, English and German, and the website is also available in Swedish and Spanish. We serve clients from abroad – both buyers and owners living outside Poland.
Which documents should I prepare before selling?
Usually: proof of acquisition (e.g. the notarial deed), the land and mortgage register number and, for flats, a certificate from the housing community or cooperative confirming no arrears. At the first meeting we check the property’s legal status and point out anything worth completing before the sale starts.
How do I arrange a conversation?
Call +48 501 529 052, email biuro@estateatelier.pl or use the form on the website – we will call you back and arrange a meeting at our office in Concept Tower or at your property.
