Off-market sale: when selling without an advert makes sense

Not every property should go on the portals. We explain how an off-market sale works, who benefits and what to know before you decide.

Off-market means selling without a public advert. The property does not appear on the portals or in social media; instead the agency offers it directly to selected buyers – from its own database, by referral and through cooperating agencies. For some owners this is the only way they want to sell. For others it is an unnecessary limitation. How to tell the difference?

When off-market works

  • Discretion. The owner does not want neighbours, employees or business partners to know about the sale. This applies to houses recognisable in the area, homes of public figures, but also to ordinary family situations.
  • Unusual or expensive properties. The circle of real buyers is narrow and usually already known to agencies. A public advert mostly brings the curious.
  • Testing the price. The owner wants to see how buyers react to the price before the listing “wears out” on the portals. If there is no interest, the price can be adjusted without leaving a trace in the advert history.
  • Selling a tenanted property. Tenants do not need to see their home advertised online.

What off-market does not give you

To be honest: less reach means fewer offers. For a typical flat at a good price, a public advert will usually bring more interest and a better final price than a quiet sale. Off-market is therefore not a “better” way to sell, just a different one – suited to different priorities.

How we do it

Preparing an off-market listing is no different from a regular one: we check the legal status, prepare a valuation and a photo shoot, because buyers will still want to see the materials. The difference is in distribution. We present the property to people who have given us a specific search mandate and to cooperating agencies – on the condition that it is not published. The owner decides who sees the property and can switch to an open sale at any time.

If you are considering a quiet sale, let’s talk – no advert and no obligation.
